Dubai Luxury Property Market Records 86 Home Sales Above USD 10 Million in Q3 2026
Dubai recorded 86 luxury residential property transactions valued at more than USD 10 million during the third quarter of 2026, generating a combined AED 5.77 billion in sales. According to research from Knight Frank, Palm Jumeirah emerged as the leading destination for ultra-luxury property transactions, highlighting continued interest in premium waterfront residences and exclusive villas.
Despite a quarterly decline in transaction volumes, the Dubai luxury real estate market continued to attract high-value buyers, with substantial activity across established residential communities.
Dubai Luxury Home Sales Reach 412 Transactions in 2026
During the first nine months of 2026, Dubai recorded 412 residential property transactions valued above USD 10 million, compared with 357 transactions during the same period in 2025. This represents an annual increase of approximately 15.4%, with total sales reaching USD 6.67 billion.
However, quarterly activity slowed, with 86 transactions recorded between July and September compared with 131 during the second quarter.
Knight Frank identified regional geopolitical uncertainty and seasonal market conditions as factors influencing buyer activity.
Prime residential property prices also declined by approximately 5% between the second and third quarters of 2026, marking the first quarterly decrease across the monitored prime neighbourhoods since 2020.
Palm Jumeirah Leads Dubai Luxury Real Estate Sales
Palm Jumeirah remained the most active luxury residential community during Q3 2026, recording 27 property transactions valued above USD 10 million.
These transactions generated approximately AED 2.01 billion, representing nearly 31% of all qualifying luxury home sales and 35% of their combined value.
The highest-value residential transaction of the quarter was also recorded on Palm Jumeirah, reaching AED 260 million.
Property prices on the island declined by approximately 9.1% over the previous 12 months, with average values reaching AED 4,083 per square foot.
The price adjustment presents a changing market environment for buyers considering premium waterfront properties in one of the most established luxury destinations in Dubai.
Top Dubai Communities for Luxury Property Sales
Several prestigious residential communities contributed to the luxury property market during the third quarter of 2026.
Palm Jumeirah led with 27 transactions worth AED 2.01 billion, followed by Jumeirah Second with 10 transactions valued at AED 594.9 million.
Emirates Hills recorded seven transactions totalling AED 542.5 million, while Dubai Hills Estate registered six transactions worth AED 574.9 million.
Jumeirah Golf Estates also recorded six high-value residential transactions, generating AED 330.1 million.
These communities remain important destinations for luxury property buyers seeking premium residences, privacy, spacious layouts, and established lifestyle amenities.
Luxury Villas Account for 64% of High-Value Sales
Luxury villas dominated the ultra-prime residential market during Q3 2026.
Of the 86 residential transactions exceeding USD 10 million, 55 involved villas, accounting for approximately 64% of total sales.
This reflects the continued appeal of spacious residential properties offering private outdoor areas, exclusive amenities, and desirable locations.
Established communities such as Palm Jumeirah, Emirates Hills, and Dubai Hills Estate continue to play an important role in the luxury villa segment.
Ultra-Luxury Properties Above USD 25 Million Generate AED 1.84 Billion
The Dubai ultra-luxury property market also recorded 13 residential transactions exceeding USD 25 million during Q3 2026.
These sales generated AED 1.84 billion, representing nearly 32% of the total value of residential transactions above USD 10 million.
Palm Jumeirah accounted for five of these ultra-prime transactions, while Dubai Hills Estate and Emirates Hills each recorded two.
September recorded AED 849.5 million in property transactions above USD 25 million, representing approximately 52% of the total monthly sales value within the USD 10 million-plus category.
The figures highlight continued activity at the highest end of the Dubai residential property market despite lower overall transaction volumes.
What the Latest Dubai Property Market Trends Mean for Investors
The Q3 2026 results highlight changing conditions within the Dubai luxury real estate market.
Although quarterly transaction volumes and prime residential prices declined, the total number of luxury home sales during the first nine months of 2026 remained higher than during the corresponding period in 2025.
For property investors, these developments reinforce the importance of evaluating location, pricing, property quality, and long-term demand.
Established communities such as Palm Jumeirah continue to attract significant investment, while emerging waterfront destinations and new residential developments offer additional choices for buyers exploring the Dubai property market.
Investors should also consider developer credentials, payment plans, project completion schedules, and comparable market prices when assessing potential opportunities.
Dubai Luxury Real Estate Market Outlook
Dubai continues to attract international buyers interested in luxury apartments, exclusive villas, and premium waterfront properties.
The latest Knight Frank findings indicate that the ultra-luxury residential segment remains active, although price adjustments and reduced quarterly transactions suggest that buyers are taking a more selective approach.
